These terms form a legally binding agreement between you ("you", "the user") and the operator of Turf ("Turf", "we", "us", "our") governing your use of the Turf website, applications and services (the "Service"). By creating an account, paying for a report, or using the Service in any way, you confirm that you have read, understood and accept these terms.
Turf is provided from the United Kingdom and is intended for users researching residential property located in England, Wales, Scotland and Northern Ireland. If you do not agree with any part of these terms, you must not use the Service.
1. What Turf is, and what it is not
Turf is a property research and decision-support tool for prospective UK home buyers. We collate publicly available data (HM Land Registry sold prices, EPC certificates, Ordnance Survey, Environment Agency / Natural Resources Wales / SEPA flood data, Coal Authority, BGS GeoSure, UKHSA radon, Office for National Statistics, Police.uk, Department for Education, Companies House, and similar public datasets), combine this with information you supply (e.g. a listing URL), and present a structured report and AI-generated commentary ("Hugo's view") to help you compare and understand a property.
Turf does not provide regulated advice. Nothing in the Service constitutes:
- financial advice, mortgage advice or a personal recommendation under the Financial Services and Markets Act 2000 or rules of the Financial Conduct Authority;
- a chartered survey, valuation report or homebuyer report under RICS standards;
- legal advice or conveyancing services regulated under the Legal Services Act 2007;
- a tax recommendation or accountancy service;
- an insurance distribution or recommendation activity.
Turf's valuations, risk flags, condition assessments and AI commentary are indicative estimates only. You must obtain independent professional advice (including a mortgage broker, RICS surveyor, solicitor or licensed conveyancer, and where relevant a tax adviser) before making any property purchase decision or signing any contract.
2. Eligibility and your account
You must be at least 18 years old and able to enter into a binding contract under the laws of England and Wales (or your jurisdiction within the UK). You agree to provide accurate registration information and to keep your account credentials confidential. You are responsible for all activity that occurs under your account.
We may suspend or terminate your account if you breach these terms, attempt to abuse credits, share your access with unauthorised parties, or use the Service in a manner that is unlawful or harmful to other users or to third-party data providers.
3. The Service: a paid subscription, with a free trial on our hero plan
Turf is a paid subscription service. We offer a free trial on our hero plan so you can experience the full report before being charged; we do not operate a permanent free tier and we do not sell one-off reports or credits. Specifically:
- Free trial (hero plan). New users may start a time-limited free trial of our hero subscription. The trial length, what it includes and the price you will pay at the end of the trial are stated clearly at sign-up. We will remind you by email before the trial ends so you can cancel without being charged. If you do not cancel before the trial ends, your paid subscription begins automatically at the price displayed at sign-up.
- Subscription tiers. We offer monthly, six-month and annual subscriptions. Each tier provides access to specified features and reports for the duration of the billing period. Pricing, included features, renewal cadence and any introductory terms are stated at the point of sale.
- Public previews. Some marketing pages and shared report links are visible without payment. These are promotional previews, not a free service tier, and may change or be removed at any time.
Prices are shown in pounds sterling (GBP) and are inclusive of any applicable UK VAT unless stated otherwise. We may change prices for future purchases or future renewals; price changes do not affect the current paid period of an active subscription. Where a renewal price differs from your original price, we will tell you in advance, in line with the Digital Markets, Competition and Consumers Act 2024.
4. Payments and Stripe
All payments are processed by Stripe Payments Europe, Ltd. and its affiliates ("Stripe"), our third-party payment processor. Turf does not see or store your full card number, CVV or bank credentials. By making a payment you also agree to Stripe's own terms and privacy policy.
We include the Turf application identifier in payment metadata solely to reconcile transactions. Receipts are sent to the email address associated with your account.
5. Cancellation, refunds and your statutory rights
Subscriptions. You can cancel a recurring subscription at any time from your account or by contacting us. Cancellation takes effect at the end of the current paid billing period and you will retain access until then. We do not pro-rate refunds for partial periods unless required by law.
14-day cooling-off (Consumer Contracts (Information, Cancellation and Additional Charges) Regulations 2013). Where you are a consumer purchasing a service supplied online, you normally have 14 days to cancel and receive a refund. Important: the Service delivers digital content (reports, AI commentary, downloadable PDFs) and by starting to use the Service during your subscription you expressly request that we begin supplying it immediately. By doing so, you acknowledge that you lose your right of cancellation in respect of digital content already delivered to you during that period, in accordance with regulation 37(1). You may still cancel your future subscription renewal at any time (see above).
Faulty digital content (Consumer Rights Act 2015). If a paid report is materially defective, substantially incomplete due to our fault, or not as described, you are entitled to a repair, replacement, price reduction or refund as set out in Part 1 Chapter 3 of the Consumer Rights Act 2015. These statutory rights are not affected by anything in these terms.
Digital Markets, Competition and Consumers Act 2024. Where applicable, we will give you clear pre-contract information about subscriptions, including renewal reminders before long-term subscriptions auto-renew, and easy in-app cancellation, in accordance with the subscription-contract provisions of the Act as in force in 2026.
6. Data sources, accuracy and "Hugo's view"
We work hard to combine reliable public data with thoughtful AI analysis, but we cannot guarantee that every figure, flag or piece of commentary is accurate, complete or current. In particular:
- third-party data may be out of date, missing, mis-tagged or contain errors at source;
- valuation estimates are statistical and can differ materially from sale price, mortgage valuation or RICS surveyor opinion;
- risk flags (flood, lease, EPC, planning, ground, coal, radon, condition) are screening signals only and do not replace formal searches or a survey;
- AI-generated commentary ("Hugo") may occasionally produce inaccurate, incomplete or misleading content. You must verify any material point before relying on it.
You agree to use the Service as one of several inputs into your decision and not as the sole basis for any offer, purchase, mortgage application or other financial commitment.
7. Acceptable use
You agree not to:
- scrape, crawl, reverse-engineer or systematically copy any part of the Service or its underlying data;
- resell, sublicense or commercially redistribute reports without our prior written consent (sharing a single read-only report link with your partner, family, solicitor, broker or surveyor for your own purchase is permitted);
- use the Service to harass agents, vendors, occupants or other third parties, or to publish defamatory content;
- upload unlawful content or content that infringes third-party rights;
- attempt to interfere with the security, integrity or performance of the Service, or use it to train competing AI models;
- use the Service in breach of UK Sanctions, the Proceeds of Crime Act 2002, or any applicable law.
8. Intellectual property
All rights, title and interest in the Service (including software, design, branding, the Turf and Hugo names, the structure and presentation of reports, and any AI prompts or models we have developed) belong to Turf or our licensors. You receive a limited, personal, non-exclusive, non-transferable, revocable licence to access and use reports you have paid for, for your own non-commercial property research.
Underlying public data remains the property of its respective rights holders (e.g. HM Land Registry data is used under the Open Government Licence; EPC data under the EPC Open Data Licence; OS data under Open Government Licence v3.0). Any attribution requirements imposed by those licences are honoured within the Service.
9. Sharing reports and links
When you create a share link for a report, that link grants read-only access to anyone who possesses it. You are responsible for who you share links with. You may revoke any share link at any time from your account.
10. Affiliate and partner referrals
Where we recommend a mortgage broker, surveyor, conveyancer, insurance provider, removals company or utilities provider, we may receive a referral fee or commission. We disclose these relationships in-product where required by FCA, CMA or ASA guidance. Receiving a referral fee does not change the price you pay the partner and does not influence the underlying data shown in your report.
11. Availability, changes and termination
We aim for a high level of availability but do not guarantee that the Service will be uninterrupted, error-free, or available in any particular region. We may modify, suspend or discontinue features at any time. Where a paid subscription is materially reduced in scope, you may cancel and receive a pro-rated refund for the unused remainder of the current billing period.
We may terminate or restrict your access if you breach these terms, if continued provision becomes unlawful, or if we are required to do so by a regulator.
12. Liability
Nothing in these terms limits or excludes our liability for: (a) death or personal injury caused by our negligence; (b) fraud or fraudulent misrepresentation; (c) any matter for which it would be unlawful to exclude or limit liability under the Consumer Rights Act 2015, the Unfair Contract Terms Act 1977, or other UK consumer-protection legislation.
Subject to that:
- the Service is provided "as is" and "as available";
- we do not guarantee any particular outcome, saving, valuation accuracy or purchase decision;
- we are not liable for indirect or consequential losses, lost profits, lost opportunities, lost transactions, or damages arising from reliance on third-party data or AI-generated commentary;
- our total aggregate liability to you in any 12-month period is limited to the greater of (i) £100 or (ii) the amount you have paid Turf in that period.
You agree that decisions to view, offer on, purchase or withdraw from a property are entirely your own.
13. Complaints and dispute resolution
If something has gone wrong, please email hello@yourturf.co.uk with the property, your account email and a description of the issue. We aim to acknowledge within 2 working days and resolve within 14 days.
If you are a consumer in the UK and we cannot resolve your complaint, you may have the right to use an alternative dispute resolution (ADR) scheme or to bring proceedings in your local court.
14. Governing law and jurisdiction
These terms are governed by the laws of England and Wales. Disputes will be subject to the exclusive jurisdiction of the courts of England and Wales, except that if you live in Scotland or Northern Ireland, you may also bring proceedings in your local courts and the laws of your jurisdiction may apply to mandatory consumer-protection matters.
15. Changes to these terms
We may update these terms from time to time. The "last updated" date at the top shows when. For material changes affecting paid users, we will give reasonable notice by email or in-app banner before the change takes effect. Continued use of the Service after that date constitutes acceptance.
16. Contact
Questions about these terms can be sent to hello@yourturf.co.uk.
